Rental accounts

What we do for you

Whether you let one flat or run a portfolio, we keep your rental accounts straight – recording income and expenses, claiming the costs you are allowed and filing the returns HMRC requires, so your lettings stay compliant.

Rental accounts advice
Whether you need to complete rental accounts, when to do it, and how it works.
Rental accounts preparation and review
We prepare each return quarterly from your records, check it before it goes anywhere, and file it digitally through Making Tax Digital.
A named contact for HMRC
We act as your first point of contact with HM Revenue and Customs (HMRC), so their letters and queries come to us rather than landing on your desk.

How it works

  1. 01 A first conversation, free of charge We talk through what rental accounts are, how you keep your records, and whether you need to complete these. You leave knowing what we would do and what it would cost.
  2. 02 Getting set up You authorise us to deal with HMRC on your behalf. We agree what we need from you and when, and we work from your existing bookkeeping records so nothing has to be typed twice.
  3. 03 Every quarter We prepare your return from your records, reconcile it, and query anything that looks wrong while it is still easy to put right. You see the figures and approve them before anything is filed.
  4. 04 Filing and payment Once you have approved the return we file it digitally, tell you what is due and when, and remind you before the deadline rather than after it.
  5. 05 The rest of the year HMRC queries, checks and changes to the rules come to us first. If something affects you, we tell you what it means in plain English.

More about this service

What we record

Rental income, allowable expenses, and the paper trail HMRC expect. First-time buy-to-let landlords and established portfolios both need the same discipline – the difference is volume, not the rules.

Landlords and Self Assessment

An individual landlord reports property income and allowable expenses through Self Assessment. We keep the records, prepare the figures and file the return. Every landlord’s position is different, so the return follows how the lettings are actually set up.

Portfolios and property companies

A limited property company has to prepare accounts and a Corporation Tax return, separate from an individual Self Assessment.

How we help

We organise records of property income and expenditure, prepare accounts where they are needed, claim every allowable expense, and complete the relevant annual tax returns.
